The Methodist Hospital - Outpatient Center

Broaddus & Associates was retained to manage this complex healthcare project in the middle of one of the world’s largest medical centers without interruption to the surrounding facilities, and did so six weeks ahead of schedule. The Methodist Hospital’s 1.6M SF Outpatient Center at the Texas Medical Center in Houston includes 760,000 SF of clinical space and parking for 1,370 cars. The Center’s site is surrounded by operating facilities, bounded by two busy thoroughfares and bisected by the extension of a city street.

Broaddus & Associates was responsible for overseeing the project from design through completion to ensure it achieved the client’s quality, budget and schedule objectives. The use of 3D modeling minimized design errors, construction conflicts, delays and cost impacts, thus contributing to $28M in savings. Broaddus & Associates also used multiple Guaranteed Maximum Price submissions to fast-track the construction and minimize scope erosion through price escalation. An additional $7.5M was accomplished due to scope reduction based upon a program change by the client.

The management team’s responsibility also included demolishing and clearing a Diagnostic Clinic and Parking Garage for the new project. Existing tenants were moved and machine demolition was performed on half of the site. The remaining 15-story tower was imploded without impacting ongoing patient care in immediately adjacent facilities.

As a stand-alone facility, the Outpatient Center does not utilize the services of the Texas Medical Center. It has its own central utility plant, which includes four 1200 ton chillers, three 400 HP boilers, and four 1500 kW emergency generators with 20,000 gal. of fuel oil storage.

The resulting 23-story Outpatient Center creates a new skyline landmark for The Texas Medical Center.
