To qualify as a Football Bowl Subdivision member, Texas State University-San Marcos had to expand and improve Bobcat Stadium. The initial expansion plan, which consisted of 268 premium seats, 15 luxury suites, 436 club seats with a bar, entertainment area and film deck was so eagerly received that a $6M donation was secured and the athletic department decided to implement it immediately.

Once the decision to move forward with the 46,000 SF expansion had been made, the university wanted it completed by start of the next football season, only 11 months away. Along with the additional seating, the expansion included upgrading the existing press, a new track and field throwing area, a new west side lighting system and additional parking for the premium seating areas.

Broaddus & Associates was retained as Program Manager, and within two weeks had assisted in the selection of the design and construction teams. In order to achieve this incredible deadline, Broaddus & Associates utilized an innovative technique that shortens the entire design process through the participation of the University President, the Athletics Department, Texas State Facilities staff, The Texas State System, Stadium Consultants, the City of San Marcos and other various stakeholders.

During the design phase, which lasted a mere 88 days, Building Information Modeling (BIM) was utilized to assist in eliminating conflicts and maintaining schedule during construction. All the while, an intensive value engineering process was utilized to maximize project scope and maintain the budget during the preconstruction phase. Over $2.5M in value engineering alternatives were considered and $1.5M was incorporated in the final design.

Construction began a few weeks into the development of the construction documents and lasted 257 days. The facility was completed within budget and in time to host the first game of the football season.
