Methodist Healthcare Ministries Wesley Health and Wellness Center

Broaddus & Associates provided project management services for The Methodist Healthcare Ministries’ new Wesley Health and Wellness Center in San Antonio, Texas. The project included demolition of an existing building and new construction of a 50,000 GSF clinic and wellness center in South San Antonio. The facility carries out the mission of the Methodist Healthcare Ministries by serving those in the community who do not have the ability to pay for needed healthcare services. The completed $12 million facility includes a community center, heath and dental clinic, gymnasium, and administrative office areas.

In our role as project manager, Broaddus & Associates generated tangible savings by “value engineering” the project timeline and budget. As a result, we were able to identify $900,000 in savings off the original design, some of which was used to expand the scope of the project while the remainder was returned to the owner to allow for additional furniture and equipment items. Through the utilization of a Design-Build approach, the project was completed in 17 months from start of design to occupancy.

Multiple phases of the project had to overlap because of the need to utilize the old facility to provide services until the new facility was complete. The project is located adjacent to an existing childcare center and residential areas, requiring our firm to ensure all the necessary zoning requirements were met through each phase of the project. Additionally, in order to make certain a seamless integration with the neighborhood occurred, our firm established a program to keep area residents informed and minimize disruptions during construction.
