Broaddus & Associates served as the owner’s representative to the Employees Retirement System of Texas (ERS) for the development and construction of a landmark mixed-use office and retail building in downtown Austin. The project expanded ERS’s headquarters capacity while maximizing the use of its full-block site within the Texas Capitol Complex. The development retained the existing headquarters building while replacing a smaller annex with the new tower.

The 207,000-SF, nine-story building includes approximately 190,000 SF of office space, 15,000 SF of ground-floor retail, and four levels of parking, including one underground level. ERS occupies approximately 10% of the new office space, with the remaining space leased to generate investment returns for the ERS Trust in Austin’s high-demand commercial market.
