City of Baytown | Hotel & Convention Center
The City of Baytown, TX, engaged Public-Private Partnership (P3) funding resources to assist in the development of this 7-story, 208-room hotel, and convention center. Broaddus & Associates served as an owner’s representative ensuring the scope and schedule were properly developed during the planning and design phase. The project included conference and meeting space of approximately 33,600 SF, a 12,000-SF ballroom, public facilities, restaurant and bar, and all supporting functions required to support a full-service conference center and hotel.
The project also included site improvements and a 450-car surface parking to support the conference center, retail stores, event center and hotel. To achieve this, the current 170-car lot was reconfigured to support additional spaces and 248 spaces were added on an upper tier adjacent to the new hotel. The facility is approximately 160,000 SF and was designed in accordance with LEED Silver certification standards.
The city utilized P3 funding to develop the project, which was partially financed by private capital. The development team financed the construction, furnishing, and equipping of the hotel, and acted as development manager to the city in the development, construction, furnishing, and equipping of the conference center. The portion of public funding was determined as the cash flow from the hotel and the cost of the building was finalized.
