City of McAllen | Convention Center
Broaddus & Associates was retained by the City of McAllen to provide construction management services on its new convention center. Services included full-time, on-site construction inspection and project management services. The convention center facility is located on an 18.8-acre site, and included site infrastructure, drainage improvements, state highway modifications, landscaping, large water feature/pond, and parking for approximately 1,325 vehicles. The large site improvement package was worth approximately $10M. Broaddus & Associates provided value to the City of McAllen project in multiple ways:
• Identified $923K in initial cost savings suggestions.
• Identified potential A/E discrepancies in plans through Constructability to mitigate potential change orders.
• Identified approximately 45 construction deficiencies observed during construction to address quality shortfalls.
• Identified $862K in value-added suggestions during construction that allowed the city to save construction costs.
• Consulted with methods of alternative funding mechanisms, including Public-Private Partnerships (P3).
Additionally, since the A/E team was from outside the region, Broaddus & Associates’ web-based information management system Owner InSite saved the city considerable reimbursable expense due to electronic communication. This approach assisted in streamlining communication, keeping the project in completion on-time and within budget. Even with a small construction contingency of two percent ($1M), one-half of this amount was still returned to the city.
